TENANT PROCUREMENT AND ADVERTISING
Rental market analysis report
Pre-leasing inspection (with Housing Authority inspection as guidance)
Identify HA inspection rent ready issues; provide estimate to owner
Install Smart Locks on exterior doors $25 + hardware
Make repairs on property for show and initial HA inspection market
Take Listing photographs
Advertise and market (Section 8 websites, rental websites)
Handle listing calls, emails, and texts
Perform agent showings, attend Housing Fairs and conduct open houses
Vacant property management, broom clean during listing period $25
Mow lawn during listing period market
Manage utility turn on/off and transfer $10 per bill
Duplicate keys & secure fobs
Process applications and screen applicants
TENANT MOVE-IN
Send approval letter and process RTA
Negotiate rent with Housing Authority if applicable
Write and execute auxiliary lease and amendments, sign and collect fees
Perform a pre-move wipe down and inspection pre-check
Coordinate and attend inspection with Housing Authority $50
Perform move-in inspection with tenant and turnover keys

Set up tenant / owner portal
PROFESSIONAL MANAGEMENT
Collect tenant rent portions; follow-up on delinquencies
Verify and process owner distributions through portal
Maintain tenant and owner ledgers and balances, invoice and billing
Store leases and documents on portals
Maintain security deposit in escrow account
Produce Owner statements
Prepare 1099’s and Year End statements (portal drop)
Perform property inspection (required annually) $175
Enforce lease terms, follow-up on code violations, address complaints

Secure official Housing termination form and process out
Perform move-out inspection, reconcile and distribute security deposit
Collect keys, openers, fobs at move-out
Oversee move-out and removal of personal property
Manage utility turn on/off and transfer $10 per bill
Rekey exterior doors (labor only) and begin rent-ready routine
